Pricing & fees

Cleaning fee	Included. No separate cleaning fee at checkout.
Delivery & setup	Free within 30 miles of Hampton, VA. Tiered fee 30-90 miles. Outer Banks fuel surcharge quoted at booking. Beyond 90 miles, case-by-case.
Refundable security deposit	Held at booking, released within 5 business days of pickup if no damage beyond normal wear.
Minimum nights	2 nights for most weekends. 3 nights for holiday weekends (Memorial Day, July 4th, Labor Day).
Long-stay discount	Per-night discount automatically applied to bookings of 7 nights or more.
Direct vs. Outdoorsy	Direct booking saves the 10-15% marketplace fee. Outdoorsy adds optional protection plans on their side.

What is included

Delivery & setup	We tow the rig to your campsite, level it, hook up power and water, and walk you through every system.
Linens & towels	Fresh sheets on every bed and a full set of bath/kitchen towels for the rig's sleeping capacity.
Kitchen basics	Cookware, plates, bowls, glasses, mugs, utensils, coffee maker, basic spices, paper towels, dish soap.
Tanks & propane	Full fresh water, empty and prepped gray/black tanks, full propane tank for cooking, heat, and hot water.
Pickup at end	We come back at the agreed time and tow the rig away. You do not handle dump or hookup teardown.
24/7 support	Direct text/call line during your stay. Most issues resolved with a video walkthrough or quick visit.

House rules

Topic	Policy
Smoking	No smoking or vaping inside any rig. $300 deep-clean fee if violated. Outside is fine.
Pets	Allowed in most rigs with a pet fee that varies by rig and stay length. Send breed and size at booking. Service animals welcome at no charge.
Mileage	Delivered RVs are stationary. We tow them to and from your site. No driving by guests, no per-mile charge.
Generator use	Onan generator included on Class C rigs. Quiet hours 10pm-7am at most campgrounds. No charge for normal use.
Towing & bikes	Bike racks and exterior gear welcome. We do not authorize towing trailers behind a Class C rental.
Parties & events	Bachelorette, wedding, and corporate event use is allowed with prior approval. Send details at booking.
Damage & loss	Refundable security deposit covers damage from misuse. Normal wear is on us. Major damage may be billed beyond the deposit.
Insurance	We carry commercial RV insurance through industry-specific policies. Optional renter protection available via Outdoorsy.

Cancellation policy

Window	Refund
More than 14 days before trip	Full refund of deposit on direct bookings.
7 to 14 days before trip	50% refund of deposit; balance held as credit toward a future booking.
Less than 7 days before trip	Deposit non-refundable; balance held as credit toward a future booking within 12 months.
Weather cancellations	Handled case by case. We have rebooked many guests around storms with no penalty.
Outdoorsy bookings	Outdoorsy's standard cancellation policy applies; check the listing at booking time.

These policies are written for the typical case. Anything specific to your trip will be confirmed in writing before you confirm. If we agree to something different in messages, that is what governs.
